New Build Executive Houses, Cheshire

This development involves the construction of two new build, high-end executive houses in the village of Cuddington, Cheshire. The site, previously an orchard, was sold with outline planning permission for two detached houses, offering an excellent opportunity to create high-quality homes that fit within the character of the surrounding area.

Our client, Top Yard Rentals, purchased the site with a clear brief to design two executive houses that would not only provide luxurious living but also be in harmony with the adjacent farmhouse. The aim was to create homes that reflected the charm of traditional rural architecture while incorporating modern amenities and sustainable living features.

Each new build house is designed with spacious living in mind, comprising four double bedrooms. Two of these bedrooms include en-suite bathrooms, and one features a dedicated dressing room. The ground floor is centered around a large family room, positioned at the rear of the house to offer stunning views of the garden and the fields beyond. In addition to the family room, there is a separate formal lounge and a dining room, ideal for entertaining guests. The homes also include large, integral double garages, providing ample space for two cars, as well as additional storage space for bicycles.

While the interiors focus on modernity and convenience, the exteriors are designed in a more traditional style, as stipulated by the local planning department. This ensures that the new build houses complement the existing neighbourhood. The traditional ‘Tudor’ style is incorporated, in line with the appearance of nearby properties, creating a seamless blend of the old and new.

In terms of sustainability, the homes are highly energy efficient, featuring air-sourced heat pumps and underfloor heating. The design also incorporates eco-friendly elements, such as car charging points, permeable paving on the driveways, and the planting of new native deciduous trees in the gardens to compensate for those removed during construction.
